  • Stewart Architecture has developed a Master Plan for the site including a retirement village and residential care accommodation arranged around a central clubhouse and park. The two storey clubhouse is the focal point of the community and looks north over the park and to the Higgins oval beyond.

    The major characteristic of the master plan are buildings set in within an extensive landscape. This landscape includes both large and more intimate spaces for the enjoyment of residents and their guests. The street frontages and internal driveways are also attractively landscaped to ensure a lush garden setting.

    The independent living units are provided as both townhouses and apartments to ensure a variety of living options for residents. The inclusion of apartments with parking under allows compact building footprints with landscape spaces maximised.

    The site planning addresses the topography and context of the site. The townhouses are located to the south of the site along Fullagar Crescent. This replicates the scale, character and rythym of the existing streetscape. The apartments are then located at the lower north of the site overlooking and providing passive surveillance to the public open space (including Higgins oval) and are set within the canopies of the large evergreen trees which surround the site. The taller buildings bound the central park to buffer cold winter winds whilst maintaining full northern aspect.

    All dwellings are design to maximise solar access in winter, provide appropriate shading in summer and achieve good natural ventilation to minimise reliance on mechanical heating and cooling. Outdoor living spaces encourage residents to socialise within their community.
